A corporate rental unit is a fully furnished condominium where individual rooms are rented out to separate working professionals. Property Buddy holds the master lease from the landlord and sub-leases individual rooms to tenants. Each tenant has a private, lockable room and shares common areas such as the kitchen, bathrooms, and living spaces with other professional housemates.
Room rental prices depend on the unit, location, and room type. As a general guide: Partition Rooms start from S$800–S$1,000/month, Common Rooms from S$1,000–S$1,400/month, and Master Rooms from S$1,500–S$2,200/month. All prices are fully inclusive of utilities, WiFi, and weekly common area cleaning. Contact us for current availability and exact pricing.
All Property Buddy rooms are all-inclusive: monthly rent covers utilities (electricity, water), high-speed WiFi (1Gbps mesh), weekly cleaning of common areas, quarterly aircon servicing, and access to all common areas. There are no hidden charges. Your only separate expense is personal food and laundry.
Yes — 100% of all tenancy agreements at Property Buddy are submitted to IRAS for stamp duty within 14 days of signing, as required by Singapore law. You will receive a copy of the IRAS stamp certificate. This gives you full legal protection as a tenant.
Tenants can report issues via the Property Buddy Tenant App (available on iOS and Android), WhatsApp to +65 8897 1406, or email admin@wwwpropertybuddy.com. Response times are: Standard issues within 48 hours, Urgent issues within 6 hours, and Emergencies within 2 hours. All issues are tracked and you will receive updates at each stage.
The standard minimum tenancy is 6 months. 12-month tenancies are preferred and may be offered at a slightly lower monthly rate. Short-term arrangements (3 months) may be available subject to unit availability — contact us to enquire.
Anyone — existing tenant, past tenant, property agent, or member of the public — who refers a person who successfully signs a room tenancy and moves in earns S$200 cash via PayNow. Payment is made within 7 days of the referred tenant's move-in date. There is no limit on the number of referrals. Your name must be noted on the tenancy agreement at the time of signing to qualify.
Licensed property agents (CEA-registered) who recommend a condo unit that meets Property Buddy's co-living requirements — and where a master lease agreement is successfully signed — earn S$1,000 as a one-off referral fee. Submit unit details using the 'Recommend a Condo Unit' form on this page. We will assess the unit and revert within 2 business days.
Property Buddy takes a long-term master lease directly from you (the landlord) and manages the unit as a corporate rental. You receive guaranteed monthly rent regardless of individual room occupancy. We handle all renovation (MCST-approved, with your consent), tenant management, maintenance, and compliance. The unit is returned in original condition at the end of the lease. Use the 'I'm a Landlord' form to get in touch.
Yes — visitors are welcome until 10:00 PM. Overnight guests require prior approval from the Property Buddy Manager. All housemates are expected to respect the house rules displayed in the unit, including noise curfews and shared space etiquette.
